Monge Capital advisory services can be divided into the following four phases: Strategy, Financing, Construction, and Stabilization. Monge Capital will work with clients to structure services which can incorporate several elements from each of the phases since every deal is unique.

Phase I: Strategy
Monge Capital provides feasibility analysis, market assessments, private and public financing strategies, development team selection and community relations strategies through owner representation. Additionally, Monge Capital  can provide pro forma work with sensitivity analysis based on specific investment criteria.
Phase II: Financing
Monge Capital works with clients to determine optimal project financing strategies for maximum profitability, sustainability and community impact. Monge Capital  also provide services for attracting and securing both private and public sector project financing for business expansion, ground up development, value added, and refinancing.
Phase III: Construction
Monge Capital provides clients with efficient solutions during the construction phase to avoid and help mitigate problems that may arise related to financing. Thus, keeping projects within their timeline towards completion and maximum profitability.
Phase IV: Stabilization
Monge Capital will work with clients to execute financing plans for long-term project viability by ensuring a successful transition from construction through stabilization.

With the emergence of Opportunity Zones, through a strategic partnership with equity partners, Monge Capital is able to take advantage of our long-standing presence in the same communities that have been identified as opportunity zones, to provide private equity capital for projects that are in line with the social impact mission that Monge Capital principles has served under for over 20 years. As part of providing Opportunity Zone capital for projects, Monge Capital will also be integral in the formation of the capital stack by providing our Real Estate & Advisory Services along with our capital.

Emerging markets are looking to maintain and build upon gains experienced in the last cycle. Unfortunately, the flow of private capital is not as readily available as it is in major markets leaving project feasibility dependent on the public sector’s support to attract private capital.  Monge Capital specializes in this Public-Private Placement (P3) Financing.

Within eligible areas, Federal, State and Local entities provide incentives and resources such as: low cost financing, redevelopment bonds, tax-exempt bonds, tax increment financing and abatements, environmental remediation subsidies among other incentives. Many of these eligible locations also qualify for various tax credit programs such as: New Markets Tax Credits, Historic Rehabilitation Tax Credits, and Low Income Housing Tax Credits, all of which provide significant private capital enhancements for revitalization efforts. Monge Capital will assist property owners and developers to overcome the seemingly daunting hurdles necessary to access and comply with these various forms of P3 Financing.
