Opportunity Zone & Private Equity
Private equity funding plays a critical role in the development and redevelopment of emerging markets especially for small and medium sized developers. Principals at Monge Capital have been trailblazers in the urban emerging markets having extensive private equity investing experience with the ability to identify ways to bring both capital and expertise to emerging market segments where private equity investment is scarce. Monge Capital acts as a catalyst for development by providing investment and real estate advisory services including underwriting with sensitivity analysis, market assessments, owner representation and asset management services to support leasing, property management and lender and investor relations.
With the emergence of Opportunity Zones, through a strategic partnership with equity partners, Monge Capital is able to take advantage of our long-standing presence in the same communities that have been identified as opportunity zones, to provide private equity capital for projects that are in line with the social impact mission that Monge Capital principles has served under for over 20 years. As part of providing Opportunity Zone capital for projects, Monge Capital will also be integral in the formation of the capital stack by providing our Real Estate & Advisory Services along with our capital.
Tax Credit & P3 Financing
Within eligible areas, Federal, State and Local entities provide incentives and resources such as: low cost financing, redevelopment bonds, tax-exempt bonds, tax increment financing and abatements, environmental remediation subsidies among other incentives. Many of these eligible locations also qualify for various tax credit programs such as: New Markets Tax Credits, Historic Rehabilitation Tax Credits, and Low Income Housing Tax Credits, all of which provide significant private capital enhancements for revitalization efforts. Monge Capital will assist property owners and developers to overcome the seemingly daunting hurdles necessary to access and comply with these various forms of P3 Financing.
